- Peaceful environment: To keep the home comfortable for all, parties, smoking, and vaping are not allowed. Monitors are in place to help us protect the space and respect neighborhood quiet hours. Parties strictly prohibited; violators face eviction, a $1000 fine, and additional fees. Indoor smoking fined $500 + ozone remediation cost; lost revenue may apply.
- Layout: This unit occupies the upper two floors of a four-story duplex. We’ve added luxury soundproofing, though you may occasionally hear a muffled sound from below.
- Parking: The driveway fits two large SUVs (like Chevy Tahoes) side by side, though it’s a snug fit. Free street parking is available for oversized vehicles. Each unit also has one garage bay with secure smart-lock entry.
- Location: The property is on a main street linking Old Fourth Ward and Inman Park, so expect some extra activity during rush hours.
- Rooftop bath: Available spring through fall; it is winterized when temps dip below 40°F.
- Atlanta’s nature: Known as the “city in the forest,” you may hear squirrels on the roof or see the occasional insect despite our proactive pest control.
- Art collection: Many pieces are original works. Please enjoy them visually without touching. If something inspires you, contact your host about purchasing a print or original.
- Security: For peace of mind, exterior cameras monitor only outdoor areas—never inside.
- Flexibility: Early check-in (2pm) or late checkout (12pm) may be available for $100 each—just ask!
- Rental Agreement: To ensure a safe and enjoyable stay, guests may be asked to sign a short-term rental agreement after booking. This agreement covers standard terms such as house rules, occupancy limits, liability, and responsibility for damages.
- Late Same-Day Check-In: For same-day check-ins after 1 PM, expect unit preparation until 6 PM due to scheduling. You can inquire before booking to determine whether listing will be ready at 4 PM - there's a good chance it will be. Regardless, you can drop off your luggage at 4pm.
- Late Check-Out: Standard at 10 AM; late check-out incurs fees and potential eviction.
- Unauthorized Pet: $450 per pet + damages.
- Quiet Hours: 9 PM-9 AM; failure to comply results in a one-night fine.
- Liability & Insurance: Guests liable for damages; personal belongings insurance advised.
- Service Animals: ADA service animals must adhere to guidelines; misrepresentation results in eviction.

Each bedroom features blackout shades, luxury linens, storage, and a private bath stocked with plush towels + Essential Oils toiletries. The primary suite includes a fireplace, spa bath with soaking tub, dual shower heads, and a skylight rain shower.

Both units feature open-concept kitchens with stainless appliances, coffee setups, and large islands for gathering. Dining spaces include an 8-seat Mitchell Gold table upstairs and casual seating throughout. Lounges offer Smart TVs, original artwork, and plenty of natural light.

KITCHEN:
- Kitchen is fully equipped to support your cooking needs
- Trash & Recycle bins are located in the cabinet to the left of the sink
- Filtered water is available from the small faucet on the left of the sink
- Dish soap is in the built in dispenser on the sink
- Wipe dripping water on exterior of farm sink to avoid damaging the wood floors
- Eight ounces of Dancing Goats Coffee beans are in the coffee storage canister on the counter
- Moka & French Press coffee makers (NOT DISHWASHER SAFE) on the shelf and drip coffee maker is stored in the pantry
- Tea, creamer, and sugar are located in the pantry
- Step stool is available in the pantry to reach upper shelves
- All appliances, bowls, pots, pans, and storage containers are stored in the drawers to maintain the clean aesthetic. Cutting boards and cookie sheets are located in the cabinets on either side of the range. Everything is labeled so you know where they go when you’re putting things away.
- Starter dishwasher pods and trash liners are under sink
- We provide one paper towel roll and sponge to get you started

LIVING SPACE
- Motorized shades are available for privacy for the front windows. The control for them is located above the console. The shades operate as a unit, lowering and raising on channel 1.
- TV is a smart TV and can be used to log into your favorite streaming services
- Books, games, and cards are available in the TV console
- Use remote to turn on the fireplace. Please turn off when not in use

BATHROOMS
- Shampoo, Conditioner, Body Wash, and Body lotion dispensers are filled with Grapefruit and Mint scented products by EO (Essential Oils)
- Hand soap is filled with Lavender scented product by EO
- Hair dryer is available in each bathroom in the drawer of the vanity
- I provide three rolls of toilet paper per bathroom to get you started
- Please use the make up towels provided to remove make up
- Hot water comes from tankless water heater - it may take a few minutes for water to reach the faucet if you haven’t run any hot water lately

BEDROOMS
- Each bedroom has custom closets with ample drawer and hanging space
- You can find a luggage rack in each closet to stow your luggage
- Enjoy a great night’s rest by choosing between soft or firm pillows and closing the blackout curtains/electric shades
- Convenient outlets with USB and USB-C ports are located behind each nightstand
- Fresh bathroom towels are provided for each guest
- Access electrical panel behind the mirror (opens left to right)

LAUNDRY
- The electrical panel is hidden behind the painting
- Cleaning supplies, batteries, & light bulbs are located below the sink and in the cabinets to the right
- Laundry liquid goes in the left most compartment of the laundry drawer
- Iron and steamer are located on the top shelf of this cabinet
- Ironing board is hanging in the primary bedroom closet

ROOF BAR
- Glassware for your favorite cocktails are located on the bar shelves
- Enjoy some tunes on the record player. If music is not coming out of the speakers, you may need to turn it on. The On button is located behind the speaker on the right

ROOF DECK
- Remotes for the market lights and TV are located on the counter of the roof bar
- Hooks are provided next to the bathtub for your towels
- Please keep the bathtub covered when not in use to avoid leaves getting into the drain and clogging it
- We clean the roof deck between each stay; however, since it is outdoors in the city forest, leaves fall year-round. We provide a broom, leaf rake, and leaf vacuum for your convenience during your stay.
- Utensils for the grill are located in the top drawer of the roof bar. Please turn off the propane when you are done using the grill.
- Fire pit switch is located on the side of the unit. Remove lid before attempting to light the fire pit. A burning fire pit must be attended at all times.
- Outdoor blankets are located in the lower drawer of the bar
- Pergola vents remain closed for the foreseeable future. It is a long story where Ami learned how truly difficult importing something directly from China really is.

LOWER UNIT:

KITCHEN:

- Check the borrow basket if you forgot an essential item
- Washer and dryer are available for your convenience. Please clean out lint trap following each use

PORCH AND BACKYARD
- Remote for the market lights is located on the counter of the roof bar. Please turn off lights by 11pm in respect of neighbors sleeping
- We clean the porch between each stay; however, since it is outdoors in the city forest, leaves fall year-round. We provide a broom for your convenience during your stay.
- Utensils for the grill are located in the bottom drawer of kitchen desk. Please turn off the propane when you are done using the grill.

PLEASE TREAT OUR HOME EVEN BETTER THAN YOUR HOME
- ABSOLUTELY NO PARTIES AT THIS PROPERTY. If you attempt to violate this rule, you will be fined $1000, your reservation will be immediately canceled without a refund, and you will be removed from the premises. The noise monitors will alert me of a party before it even gets going so don’t even try.
- All visitors to the property must be disclosed to the host
- No smoking or vaping on the property. Smoke monitors will notify me immediately of any violation (including vaping), and you will be fined a minimum of $500 for remediation.
- No pets unless otherwise discussed
- No cryptocurrency mining
- No commercial photography or videography unless you have written consent from the host
- No Campers or Trailers in the driveway. They will be towed at your expense.
- Children must be supervised at all times
- Lock the house each time you leave the property
- Quiet hours are between 10pm and 9am. Please respect our neighbors
- Loud noise that would be disturbing to a reasonable person is prohibited.
- Much of the artwork in the property is original and should not be touched or tampered with. It is protected by gallery grade security devices. You may contact the host if interested in purchasing an original or print.
- Please don't hide stains or damage done to property. The sooner we know about issues the better we can fix them for future guests.
