- Cozy by design: The cabin offers 500 sq ft of thoughtfully designed space. If you prefer lots of room to spread out, a larger home may be a better fit.
- Primary bedroom: No closet door, but includes a hanging rack, two nightstands with drawers, and two luggage racks for easy storage.
- Loft access: Reached by steep, narrow stairs (21 in wide) with step grips for safety. Best for agile guests.
- Peaceful community: Neighbors are quiet and respectful. For this reason, parties are not permitted.
- Flexible check-in/out: Early check-in (2pm) is available for $50; late checkout (12pm) for $30. Please inquire about availability.
- Security cameras: For guest safety and property security, we have exterior cameras located at front and rear of property. They do not face into any interior living spaces or private areas. Tampering or covering cameras is prohibited and will result in immediate cancellation without refund.
- Rental Agreement: To ensure a safe and enjoyable stay, guests may be asked to sign a short-term rental agreement after booking. This agreement covers standard terms such as house rules, occupancy limits, liability, and responsibility for damages.
- Service Animals: ADA service animals must adhere to guidelines; misrepresentation results in eviction.

The King bedroom includes artisan décor, a full-length mirror, and mini-split climate control. The cozy loft bedroom features forest-inspired wallpaper, river views, loveseat, writer’s desk with leather chair, and a projection screen for movie nights. The bathroom has a shower/tub combo stocked with Essential Oils toiletries.

Kitchen + Lounge
The compact kitchen offers everything needed for home cooking, plus Keurig + drip coffee makers. A dining table for 4 is perfect for meals in. Relax in the open-concept living room with oversized sectional, velvet cubes, and Smart TV — or just enjoy the sound of the river.

2 cars can park for free in the driveway. Additional parking within the subdivision is available on a first-come, first-served basis in two designated "guest parking" areas located at the start of the cul-de-sac.

TRASH & RECYCLING
- Please bag all trash and place it in the bin outside. Our trash collection service will not pick up unbagged trash.
- Unfortunately Gilmer county does not have recycling pick up available. If you would like to recycle during your stay, you'll be responsible for taking it with you and disposing of it. There is a recycling center open Mon-Sat conveniently located on your way out at 4154 Highway 52 East. They take plastic, aluminum, cardboard and paper for free (no glass).

KITCHEN
- Kitchen is fully equipped to support your cooking needs
- Filtered water is available from the small faucet on the left of the sink
- Dish soap is in the built in dispenser on the sink
- Some Keurig Coffee Pods are in the storage drawer of the Keurig Coffee Maker to get you started, additionally reusable coffee pods are in the drawer
- Drip coffee maker and coffee grinder are stored above the refrigerator
- Step stool is available (leaning against wall under window) to reach upper cabinets
- Blender and food processor are above the microwave
- Strainer and mixing bowls are stacked together to save space in the right upper cabinet
- Dishwasher pods, trash liners and a sponge are under sink
- We provide one paper towel roll to get you started

BATHROOM
- The vanity mirror opens to conveniently store your toiletries
- Shampoo, Conditioner, Body Wash, and Body lotion dispensers are filled with Grapefruit and Mint scented products by EO (Essential Oils)
- Hand soap is filled with Lavender scented product by EO
- Hair dryer is available in the vanity drawer
- I provide two rolls of toilet paper to get you started
- Please use the make up towels provided to remove make up, but avoid leaving them on the vanity as the damp black towels will stain it black

LIVING SPACE
- Books, games, and cards are available
- Use remote to turn on the fireplace. Please turn off when not in use.

LAUNDRY
- Laundry detergent is available in laundry closet
- Iron, ironing mat, and hand held steamer are also available
- Dryer is upstairs, just make sure to clean the filter at the back of the unit after each cycle

PRIMARY BEDROOM
- 16 inches of space for hanging clothes is available (hangers provided)
- Two luggage racks with space for dirty laundry and shoes are also available
- Enjoy a great night’s rest by choosing between soft or firm pillows, closing the blackout curtains, and setting the temperature to your comfort level
- Convenient outlets with USB and USB-C ports are located behind each nightstand
- Fresh bathroom and hot tub towels will be provided for each guest
- Access electrical panel behind the mirror (opens left to right)

LOFT
- Enjoy lounging on the loveseat to read a book or fold it down to rest
- Desk lamp is turned on by touching it
- Store your luggage on top of the dresser or unpack your things and place in the drawers
- Enjoy a great night’s rest by choosing between soft or firm pillows, closing the blackout curtains, note: light from the lower level will still filter in

USING THE PROJECTOR
- The projector screen for watching entertainment in the loft is stored on the windowsill
- To setup, simply use the retractable hooks on the wall to attach it to the hooks on the screen
- Power the projector on using the white remote
- Select HDMI 1 as the source
- Power the Roku on with the black Roku remote
- Log into your streaming accounts of choice
- Because the Roku is in guest mode, they will automatically be logged out when you check out
- If needed, fresh batteries are in the supply pantry on the screen porch

SCREEN PORCH
- You can store the porch swing cover in the black storage cabinet on the porch. Please make sure to replace the cover when you check out to protect it from the elements
- Use the remote to turn on the rope lights for ambient lighting in the evening
- Storage closet contains cleaning equipment and supplies as well as borrow baskets for your use

DECK
- Hot tub is serviced after each stay. Use the provided net to remove any debris. Please rinse off before entering the hot tub. Use hot tub at your own risk. Please cover when not in use
- Hooks are available for storing your towels
- Grill is connected to whole house propane tank, please make sure to turn off after use
- Grilling utensils are located in the grill cabinet
- Use remote to turn on the string lights for ambient lighting in the evening
- If the mosquitos are annoying, you can turn on the eradicator for insect control

FIREPIT
- Use at your own risk. Borrow basket may have fire starter and lighter
- Water hose connected to rain barrel can be used to extinguish fire
- Do not burn trash

EXTRA SUPPLIES
Cleaning supplies, batteries, light bulbs, and toiletries are located in the storage cabinet on the screen porch.
Forget something? Check the borrow baskets located behind the sofa and in the storage cabinet on the screen porch as what you need may be there. Feel free to pay it forward for future guests by leaving any items you bought for your trip that you don’t want to take with you.

PLEASE TREAT OUR HOME EVEN BETTER THAN YOUR HOME
- No smoking on property
- No pets unless otherwise discussed
- We are on a septic tank. Only flush toilet paper and use drain stopper to catch food waste. Absolutely no feminine hygiene products, condoms or anything else should be flushed. Should it become clogged, you will be held responsible for remediation costs.
- No motorcycles, trail/motor bikes, ATVs, Campers, or Trailers. They will be towed at your expense.
- Children must be supervised at all times
- Lock the house each time you leave the property
- Quiet hours are between at 9pm and 9am. Please respect our neighbors
- Loud noise that would be disturbing to a reasonable person is prohibited
- Hunting is not permitted in our Canoe House neighborhood
- Fishing is permitted only with a legal Georgia license on the property being used or rented
- Campfires are only permitted in the fire pit at your own risk. Fires must be supervised at all times and extinguished with water when not in use
- The gate security code must be kept confidential
- You are allowed only on the property you are renting and are not allowed on any other private property unless invited by another Canoe House Owner
- Use hot tub at your own risk and be mindful of any health conditions that make use unsafe. Please cover hot tub when not in use
- This is a riverfront property. Use extra caution when participating in any water-related activities at your own risks. Beware the river currents make it especially unsafe for use following a storm
- Any violation of the above-stated rules will incur a minimum $50 charge per rule, per infraction to be paid by the guest
- Please don't hide stains or damage done to property, *The sooner we know about issues the better we can fix them for future guests.
